Before submitting a bid, you will need to acquaint yourself with the rules of this sale. One aspect is that the property is presented by the owner without the use of a realtor or other transactional entity. This is intended to cut out the considerable expense of middle(wo)men and to have direct interaction between the Buyer and Seller without use of proxies. The Seller in no way agrees to pay a realtor or other intermediary unless expressly authorized in a notarized document signed by the Seller. This includes refusal, by the Seller, to pay for any realtor or intermediary services that are incurred by the Buyer. Ancillary entities needed for sale closure that are agreed upon by Seller and Buyer (e.g., attorneys, notary, etc.) might be used. In this sale, both Buyer and Seller are expected to be most interested in making sure the transaction is transparent and that expectations are communicated directly. This is why, during the bid and sale process, you will interact with an owner who has intimate knowledge of the property history and condition. Much time and work have gone into assuring the sales process is up front and protected, as much as possible, from motivations that may subvert information symmetry to both the Buyer and Seller.
